Sans Famille is a delightful, attractive, quiet, and well-established private community of 101 single-family homes, conveniently located in southwest Raleigh near city landmarks such as the PNC Arena, Rex Hospital and the North Carolina Museum of Art. The neighborhood was developed in 1979 by John Adams, a notable architect and real estate developer who was intrigued by a similar type of neighborhood he saw while visiting California.

This unique community operates under a set of simple rules and guidelines, which seek to enhance property values and ensure the safe enjoyment of the neighborhood. These rules are backed by the neighborhood’s covenants and by-laws. All homeowners are automatically members of the Sans Famille Homeowners’ Association. Homes in Sans Famille are individually titled and stand on separate lots and homeowners maintain their individual homes and yards.
