The neighborhood was developed in 1979 by the late John Adams, a notable residential and commercial builder and developer. \u00a0His decision to build Sans Famille came after seeing a similar type of neighborhood while visiting California. \u00a0When the Sans Famille community was planned, it was the first of its kind in North Carolina: a neighborhood with zero lot lines. \u00a0His significant contribution to the Raleigh area was recognized in 2011 when he was inducted into the Homebuilders&#8217; Association of Raleigh Hall of Fame.\u00a0<\/span><\/p>\n<p><span style=\"font-family: helvetica; font-size: medium;\">This unique community operates under a set of simple rules and guidelines, which seek to enhance property values and ensure the safe enjoyment of the neighborhood. These rules are backed by the neighborhood&#8217;s covenants and by-laws. All homeowners are automatically members of the Sans Famille Homeowners&#8217; Association.\u00a0Homes in Sans Famille are individually titled and stand on separate lots and homeowners maintain their individual homes and yards.\u00a0<\/span><\/p>\n<h4><em><span style=\"font-family: helvetica; font-size: medium; color: #ff9900;\">Day-to-Day Operations<\/span><\/em><\/h4>\n<p><span style=\"font-family: helvetica; font-size: medium;\">An all-volunteer nine-member board-of-directors meets monthly during the fall, winter, and spring seasons, and manages day-to-day business operations.<\/span><\/p>\n<h4><em><span style=\"font-family: helvetica; font-size: medium; color: #ff9900;\">Utilities<\/span><\/em><\/h4>\n<p><span style=\"font-family: helvetica; font-size: medium;\">Utility services are all under ground. The City of Raleigh provides water &amp; sewer service to the community; while the community owns the water mains and sewer pipes located within Sans Famille. We have a pro-active ongoing program in place to cover maintenance of the community sewer system.
